Residential garage door in Southern California

What we see on Torrance garage doors

Torrance is overwhelmingly post-war tract housing, and that shapes almost every call we get here.

Original hardware at end of life. A 1950s or 1960s tract garage that has never been rebuilt is running on springs, cables, rollers and hinges well past their design life. Springs are rated in cycles — about 10,000 for a standard set, which is roughly seven years at four openings a day. Do that arithmetic on a house built in 1958 and you understand why we replace so many at once.

Springs sized by guesswork. The most common hidden fault we find in Torrance is a spring that doesn’t match the door’s actual weight, fitted by whoever came before. The door still opens, so nobody notices — but the opener is absorbing the difference and dying early for it. We weigh the door and size to it.

Coastal corrosion, west of the 405. Hollywood Riviera, Seaside Ranchos and anything toward Redondo take salt air. Cables fray earlier, hardware pits, and the bottom bracket — the highest-tension fitting on the whole door — is where it shows first.

Attached garages under living space. Common here, and the reason we recommend belt-drive openers in Torrance more than almost anywhere else. If there is a bedroom over the garage, it is the upgrade nobody regrets.

Straight answers

Torrance, answered.

Do you cover the rest of the South Bay?

Yes — Torrance, Redondo Beach, Manhattan Beach, Gardena, Lomita, Carson, Harbor City and Rancho Palos Verdes are all inside our area.

My 1960s door still works. Is it worth having looked at?

Almost certainly. Springs are rated at roughly 10,000 cycles, about seven years of normal use, so original hardware on a post-war tract house is long past its design life. The 25-point inspection is free on any visit and tells you what is actually left in it.

Why does my opener keep failing?

The most common cause we find in Torrance is a spring that does not match the door weight, fitted by a previous repair. The door still opens, so nobody notices, but the opener carries the difference and burns out early. We weigh the door and size the spring to it.

Which opener is best for a garage under a bedroom?

A belt drive. It is noticeably quieter than a chain, and attached garages with living space above are common in Torrance. New openers start at $849 installed.

Do you charge a trip fee to the South Bay?

No. Estimates are free and there is no trip charge anywhere in our area.
