Technician lubricating a garage door spring during a tune-up

What gets checked

The inspection runs in eight groups. Everything gets tested under load, not just looked at — a cable can look fine and still be three strands from parting.

  • 01
    Counterbalance — springs, shaft, bearings

Tension, coil condition, correct sizing for the door’s actual weight, shaft wear and bearing play. An undersized spring fitted by whoever came last is the most common hidden fault we find.

  • 02
    Cables and drums

Fraying at the bottom bracket, seating in the drum grooves, even tension on both sides, and drum set-screw torque. Cables give warning before they snap, but only if someone looks.

  • 03
    Rollers, hinges and brackets

Play in the stems, worn nylon or seized bearings, cracked hinges, loose bottom brackets. Noise is usually the first symptom and the cheapest to act on.

  • 04
    Tracks and fasteners

Alignment, plumb, spacing from the door, and every lag and bolt into the framing. Tracks drift out over years and pull the door with them.

  • 05
    Door sections and hardware

Panel condition, strut and reinforcement integrity, bottom rail rot or rust, and whether the door has been struck. This is what decides repair versus replacement.

  • 06
    Weather sealing

Bottom seal, perimeter stop moulding and the threshold. A failed bottom seal is what lets water, dust and rodents in, and it’s an inexpensive part.

  • 07
    Opener and safety systems

Photo-eye alignment and function tested with an actual obstruction, auto-reverse force test, travel limits, emergency release, and where fitted the battery backup. The opener logic board and gear condition get checked too.

  • 08
    Balance and manual operation

Opener disconnected, door lifted by hand, and checked that it holds position halfway. A door that drops or shoots up is out of balance, and everything else on the door is paying for it.

Why bother if the door works

Doors give warning. People don’t hear it.

Almost every emergency call we get had a warning sign for weeks — a new noise, a door that stuck on cold mornings, a slight tilt in the opening. The failures that strand people are cheap while they’re still symptoms and expensive once they’re events. A tune-up is the difference between replacing a $40 roller and replacing a bent top section.

The safety half matters more than the mechanical half. A residential door weighs between 130 and 350 pounds and closes on a path your family walks through several times a day. The photo eyes and the auto-reverse force setting are the only things standing between that weight and a child or a pet, and both are adjustments that drift.

What it costs

$199
Full tune-up with Quiet Glide nylon rollers

Two different things, so it’s worth being clear. The 25-point safety inspection is free — if we’re out for a repair, an installation or an estimate, it comes with the visit and you keep the written results whether or not you hire us. The $199 tune-up is the service visit itself: we adjust and lubricate the whole system and fit Quiet Glide nylon rollers, which is the single biggest change most people notice in how quiet the door runs.

How often

Once a year is right for a normal household. Twice if the door opens more than six or eight times a day, if you’re near the coast where salt air accelerates corrosion, or if the garage is your main entrance to the house. If the door is over ten years old and has never been looked at, don’t wait for the anniversary.

Straight answers

Tune-ups, answered.

Is the 25-point inspection really free?

Yes, on any service call. If we are out for a repair, an installation or an estimate, the inspection is included and you keep the written results whether or not you hire us. A standalone tune-up visit with no other work is quoted separately — call and we will give you the number.

How often should a garage door be serviced?

Once a year for a typical household. Twice a year if the door opens six or more times a day, if you are near the coast where salt air accelerates corrosion, or if the garage is your main way into the house.

What is the balance test and why does it matter?

We disconnect the opener and lift the door by hand to about halfway. A correctly balanced door holds position. If it drops or springs upward, the counterbalance is wrong — and every other component, especially the opener, is absorbing the difference and wearing out early.

Can I maintain the door myself?

Some of it. Keeping the tracks clear, wiping the photo eyes, checking the bottom seal and listening for new noises are all worth doing. Anything involving the springs, cables or drums is under high tension and is not a homeowner job.

Will you find things just to sell me repairs?

You get the written inspection either way, including on jobs where we find nothing. We are two owner-operators without a commission structure, and the fastest way to lose a neighbourhood is to invent work in it.

What does the auto-reverse test involve?

We obstruct the closing door with a solid object and confirm it reverses, and we test the photo eyes by breaking the beam mid-travel. Both are federally required safety features on residential openers, and both drift out of adjustment over time.
